Vision
Our commitment to DELTA is to create a smart and highly efficient design that brings together a cultural understanding of Jeddah and its rich history, simultaneously fostering Saudi 2030 Vision. Many vanity projects designed in the Kingdom under the pretext of being “iconic,” have proven to be extremely expensive to build, inefficient in terms of ratios, and even nonsensical at times.

We choose a different path: a design engineered for financial success, technical intelligence and value creation both in terms of real estate maximization and hospitality efficiency.

Three minimalist rectangular towers set in a podium, diagonally aligned with Makkah, in a system of setbacks that maximize seafront views, with their technical cores positioned on the back, —towards the low-density residential district.

Culturally engaged, the design combines the principle of the Roshan windows coupled with the Mashrabiya or Rawasheen screens that can be seen in Jeddah’s Al-Balad district, creating a tectonic façade system, reinterpreting the Hijazi vocabulary, with recessed balconies sheltered from wind, but also offering privacy to both residents and hotel guests. Global shifts in luxury real estate have turned wide balconies into a mandatory asset class for premium residential and hospitality markets in post-pandemic design. Integrating substantial private outdoor spaces is critical to meeting contemporary demand and maximizing property yield, especially in high-value locations like Jeddah’s amazing Corniche.

Layout and Programme
Architectural clarity defines the master plan, where three elegant towers rise above a landscaped two-story podium. One tower hosts the luxury hotel and serviced residences, while the remaining two house elite branded homes. At its base, the project connects seamlessly with the waterfront promenade, creating an energetic civic plaza enriched with curated kiosks, private entry courts, and expansive, cantilevered dining terraces framing sea views.

The plinth features a loop shopping centre with supermarket and local convenience retail on the ground floor, with sea view terraces of Entertainment and F&B retail on the floor above. In terms of parking, there are two basement floors with access ramps through the North and East edges of the plot.

Given that the floor-to-ceiling height of the retail floors are 6 meters, the first floor is served by two levels parking feeding directly to the Entertainment and F&B retail.

The floor of the towers which touches the plinth is used for amenities, respectively with Spa on the hotel tower, gym and health-club on the middle tower, and meeting rooms on the north tower, all connected by both guest and service indoor corridors. The roof in itself is devised as a large landscaped garden with hotel & residences swimming pool, jogging circuit and kindergarten.  In terms of typologies, we have maximized seafront and corner views, reducing as much as possible exposure to the East residential district. Given the chosen format of the rectangular floor plate, we have great flexibility if we later
in the sales process need to adapt and combine or merge different units. Flexibility here being a critical element for the business plan moving forward to development stage.

Positioning and Identity
Our proposed vision marks a new era in luxury real estate, defined by refined elegance, architectural minimalism, and uncompromising quality.

The three different colours for each tower, symbolize respectively, the Sea (Blue), the Flora (Green) and the Earth (Pink), are the themed insignias of the ensemble, which we propose to be named: Jeddah ELEMENTS by DELTA.
